In 1984 I started selling homes in Frio County.  Not long after I started my own business in 1989 I knew our local home selling market had a problem with getting consistently good mortgage loan service.  (It primarily has to do with relatively low prices and long distance mortgage brokers working on a commission basis.  The combination of these factors often leads to a "bottom of the barrel" effect, both with how your loan is serviced, and who is actually working on it.)

In 1997 Stephen Williams Agency was invited to join forces with Megamerica Mortgage to form Megamerica Mortgage of Pearsall.  We originate home loans not just for homes we sell, but for any home that needs financing or refinancing.  (If the loan is going to be less than about $30,000, we're most likely going to refer you to a local bank.)

You can expect better service from us for a few simple reasons:

• You know us and we know you.  We're across the street and across the desk so to speak.  We can't hide behind an 800 # and a mystery location.
• Our tenure is well above industry average.  Most mortgage brokers (any many of their employers) come and go before they ever gain much experience.  We've been selling homes for 25 years, and brokering loans for 11+ years, and have no plans on going anywhere.
• Because our mortgage brokerage was begun as a "support service", we're under no pressure to bite off more than we can chew.  Your home loan will typically get much more attention with us than it will at a brokerage with quotas or customer-unfriendly volume requirements.
• If it's a purchase money loan you need, and our agency is involved in the real estate brokerage, imagine the attention your loan will get!  To protect and procure our real estate commission, lots of eyes and hands are going to be pushing your loan to close.  (In other words, if your mortgage broker is also your real estate broker, he's got a lot more riding on your loan.)
